I live in Jamaica and I run Rooted in Yard, a growing YouTube channel dedicated to helping expats and repats navigate life in Jamaica. I built my own home here and have experienced firsthand the challenges that come with relocating to this island.

What Landlords Usually Ask

What exactly is this service and what do you do?

The Rooted in Yard Rental Liaison Service connects landlords in Jamaica with individuals from abroad who are looking for furnished, long term accommodation. I source prospective tenants from my established audience and facilitate an introduction between both parties.

What kind of tenants are you bringing me?

My tenants are expats and repats—people who are either relocating to Jamaica from abroad or Jamaicans returning home. They are sourced from my established YouTube audience and network, and are serious about their stay. They are looking to settle in Jamaica, which means they are motivated to maintain a good relationship with their landlord and take care of the property.

How is this different from Airbnb?

With Airbnb, you are constantly looking for new guests, managing a listing, handling utilities, and dealing with the wear and tear of frequent short term visitors. With this service, you get a longer term tenant who covers their own utilities, no platform fees, no listing management, and far less turnover. You also have full control over who you accept into your property.

Can I still list my property elsewhere?

Absolutely. This is not an exclusive arrangement. You are free to continue advertising your property on your own or through other channels at the same time. All I ask is that you let me know as soon as the property becomes unavailable so I can update the listing on my end.

Is this service only for long term rentals?

This service is designed for extended stays of a minimum of 3 months. Most tenants are looking to stay for 3 months or longer, as they are genuinely planning to settle in Jamaica rather than visit. If you are looking for short term or nightly rentals, Airbnb may be a better fit for your needs.

Do I have to accept every tenant you send me?

No. The final decision always rests with you. I will share the prospective tenant’s introductory information with you and facilitate the introduction, but you are under no obligation to proceed with anyone I introduce. You maintain full control over who enters your property.

What areas of Jamaica do you cover?

I currently work with landlords across Jamaica. Properties in and around Montego Bay, Kingston, and other popular areas tend to attract the most interest, but tenants come with a variety of preferences and I encourage landlords from all parishes to reach out.

What are your fees?

There are two fees. A one time non-refundable listing fee is due upon signing the agreement. This covers my time and costs associated with marketing your property. A finder’s fee of 10% of the first month’s rent is due before the tenant’s move-in date, and only applies when I successfully place a tenant.

What if the tenant wants to extend their stay?

That is entirely between you and the tenant. If they wish to stay longer and you are happy to have them, you are free to arrange that directly. The finder’s fee is a one time fee and does not apply to extensions or renewals.

What if I have more than one property?

Each property is treated as a separate listing and fees are per property. If you have multiple properties, feel free to reach out directly and we can discuss the best way to get all of them listed.
